East Village No 8

Client: NO8 East Village
Contractor: Mace/ Metal Yappi
Architect: Hawkins Brown
Sector: Residential
Contract Value: £5.5m
Location: London

Project Scope:

Bespoke Unitised
GRC Feature Fins

Opportunity:

East Village, N08, comprises two towers with a full unitised solution, featuring GRC profiles. This project was an innovative first for the UK construction sector, due to the unique solution developed by MACE to install the works. This comprised of a purpose-built ‘rising factory’, constructed from 780 tone steel frames that encased the towers and gradually moved up the facade as the building was being built. This became affectionally known as the ‘Jump Factory’, and created an indoor construction site, improving noise, pollution levels, reducing safety risks, and preventing environmental delays.

The purpose of the Jump Factory was to provide a platform to install the unitised facade comprising unitised elements, Juliet balconies, glass-reinforced concrete external columns, and aluminium fins, as well as pre-cast frames to both tower 1 and tower 2. All cranage and material distribution are to be undertaken from the factory.

Proposal:

NACWL provided a full project management package for the installation of the facades to tower 1 (26 floors), and tower 2 (30 floors). That included quality control, installation, logistics, and commercial management. The target installation rate per floor, for both towers, was 55 hours. Allowing the 780 tone factory frames to be raised every week. All logistical and installation challenges were managed between NACWL’s and Mace’s team proactively, ensuring the facade installation targets were never missed.
